is it better to order the sale to a makler or try to sell it ourselves by hanging reklame outside the fence?

If you have the time, know something about marketing your property and want to save money you could try selling the property yourself. If not, why not list it with an agent. Of course you will have to pay some kind of fee to them, but you might be able to sell it quicker and at a higher price than if you do it yourself.

if you need money, sell it.
if you don't need money, don't sell it.

you could list your property at an agent...the agent will always accept your property to be listed, but maybe he will not push it as much. therefor your property could be listed a long time, and if it ain't sold within the first 6 months, you can forget about getting your asking price..price in hand will at least drop by +- 1 % per month, after the first 6 months.
however you might be lucky, and some dumbass who doesnt check listings will pay you the full amount.
