Is there anyone who would be willing to share some ball park figures on what would be expected for notaris fees when dealing with putting together power of attorney forms and agreements to be completed with the nominee when entering the sale of land?

Dont let lumumba scare you with obstacles which may or may not have to be taken, from my personal experience I can tell you that buying and building on land I did not encounter any obstacles. important if buying land in a desa( not Kuta or other tourist destinations),
meet with the head of the village(kepala desa), and ofcourse a good Notary!!. But since the question is about notary fee's, and not about rules. Bert already answered it :) , 1,5% to 2% depending on the number of contracts you wish( I always go for the 5 contaracts per certificate), and the money that changes hands from you to the owner of the land.

We have met the kepala desa briefly, also have spent some time in village with the owners. We will spend more time there on our upcoming trip as we are not buying in a tourist area - no other foreigners in the village at this point.

Yeah it's a pretty small world, hahaha.
Same here, no other foreigners yet in the desa, just me...altough they(foreigners) getting closer now to where I live. Lands near the beach is hard to find and prices still rising there, Therefor they're coming up the mountains :) . Prices here stable and rising.

I paid an additional 1% for a Mortgage guarantee in the land certificate. (Hak something I can't remember) Was that not correct?
I know that Notary fees are much lower here than in Europe and I thought reasonable in comparison to the 5% fee charged by property Agents with no professional qualifications and for doing little more than doing a listing?

I don't exactly know what you mean.."a mortgage guarantee on the landcertificate"?
If you ment that the nameholder of the land(your nominee) is not able to ask a mortgage on the land in his/her name. You overpayed 1% to the notary.
I don't know what kind of contracts(how Many), you have between you and your nominee, but it should be covered by the agreement of lease. Or in the agreement of buildingright. In both contracts should be mentioned that you have all the rights(sell,rent-out,build,etc..), and the nominee doesn't have any power over the land, or buildings that are there or are to be build.
Maybe I am wrong and you mean something completely else, but I never heard of a mortgage guarantee on a "landcertificate".
