I wouldn't dismiss using agents or doing research on the internet completely. Dealing directly with owners can sometimes save you money, but not always.

I first went to Bali in 1999 and am now looking to buy some land.
Don't want to pay the inflated agent/internet prices.
Any tips would be useful. Will be back in Sept.

Oh Mark please be very careful, there is so much for you to check out such as who is the actual owner, and unless you speak perfect balinese dont attemp it, agents cost more but for very good reasons, Bali is frought with danger for the trusting bule, as is everywhere in the world, but buying land or houses in bali is a long and tedious process, thats what the agents do. We tried it without an agent and with balinese friends and could see we were going to get ripped off badly, an agent can check all the facts and a good one will be truthful, and not embrassed to tell you the draw backs of any particular purchase, better to negoiate there fee. And there are plenty of GOOD agents, go with your gut on that.

You definitely need the help of some local Balanese person to help you and you must make certain that that person is trustworthy. Agents can be helpful, but remember they have a vested interest in selling you property. If you have been coming to Bali for a long time, you may have a local person whom you trust. If not, try asking other expats in the area you want to buy for recommendations.
Once you find someone to help you, make sure you check him/her out thoroughly by asking for e-mail references. Anyone who has worked around buying/selling property should have several good e-mail references. That goes for an agent as well. Most people who have purchased property previously and worked with someone, are willing to be open and honest in an e-mail communication. Don't trust local gossip.
With an honest assistant who speaks the local language and is somewhat familiar with the process of buying land, the process of buying land gets easier and safer. Without a "guardian angle" to help you, you are a lamb waiting to be slaughtered.

Am now also considering East Bali and South West Bali.
I guess using agents and internet is fine as long as a fair price is struck.
Happy to contribute to community and ensure owners get a fair price, just don't want agents to rip off owners and buyers.

Hello Mark,do not overlook the region between Ubud/Gianyar and the sea.Closer to the big city than the Candi Dasa area,yet far enough to be quiet and authentic
There still is a lot of unspoiled land there and prices are a fraction of what Krobokan etc. would cost.It depends what you are looking for:surfing?Keramas beach has a world-class surf.
Personally i do not completely understand why everybody wants to build a new home,many old houses to be found,with mature gardens and a lot of atmosphere.I bought a rundown house myself and changed it to my liking.(The makelaar said:a little work on the roof,my buildingadvisor said you need a new roof immediately.That was all before buying and the costs of renovation were fairly low.it took about five months)
Best to drive around until you find a spot to your liking,then ask around.

Balls! You don't need to speak Balinese or Indonesian or trust an agent or any of this - fact!

Ok this isn't as bad as the first one but I do seriously doubt that you will find any good (good value) properties through an agent - see my blog for advice. The locals will be of great help in your initial search for a good property so don't give up on them quite so quickly - they all know someone that has land to sell and there is no reason why this won't be good for you and them - do your homework though.

Hope that "atmosphere" is still fun when that old house falls down on you in the next earthquake. Best reason in the world not to buy an old Balinese house is that they are really poorly built IMHO. They save on steel but use all those bricks - try knocking down a concrete wall then have a go at a brick wall, especially if you've made he concrete blocks yourself. The older the house the worse the construction and wear and tear is too.
