    Default Building a house near to a Temple

    Hi folks,
    This is my first post so please be gentle with me.
    I have been reading that there can be problems encountered by landowners who wish to build a dwelling in proximity to an existing temple.
    In particular, I have been offered a plot of land in Ubud area which has a temple close to it i.e built on an adjacent plot. The likely site for the house would be approximately 50 metres distance from the temple.
    Can anyone please enlighten me as to the laws and local rules for building near to temples?
    Any advice, much appreciated.

    Hi Batambule,

    Welcome to the forum! The easiest way to find out if there might be problems with your land is to talk with the banjar / head of that village. And do this BEFORE you pay any money for the land, even if the PU give you an IMB (building permit) with the authorization from government to build on that site it doensnīt mean that evth is always ok and peaceful (for example Jakarta says you can build a villa there but the village says you canīt you wonīt have a pleasant time there, it might be possible that your windows get smashed etc.) In case sb planing to build near a holy site, temple etc. most of the time the application for the building permit goes wrong because the neighbors refuse to sign the papers. The village community discuss this in their weekly meetings. So itīs no headache for you, talk with the landlord and the leader of the banjar how much "donation" youīve to pay to become a member of the community. If you come to an agreement, you say that you pay all that AFTER your building permit has been granted (maybe a little down payment), than find a good notaris (compare their prices! I can give you more info if necessary) and than just wait and enjoy....

    There is a newish law that states 200 metres. But I'm not sure it applies in all areas.

    If this would be a standardized law it would be impossible to live on Bali as there are everywhere temples! To build near Uluwatu is impossible as Pastika totally reject this. But all the others? Maybe some itīs possible, others not...the easy way to find this out is to talk with the banjar....

    Guys,
    Thank you very much for all of your advice, You have been most helpful. I will seek advice from the local Banjar before I decide on a further course of action re this plot of land.

    Default personally I wouldn't touch it

    not on your life would i build 50mtrs from a temple, we currently live well away from our local and its still a problem as they block off access when ever they want. There's always ceremonies for something or other, and the traffic when these occur is horrific.

    If by temple you mean a large village temple not just a small family one. I would be very careful and check what sort of temple you are refering to as well.

    If you can find another block without being near a temple go for it in preferance, we hear a lot of noise from our local temple and if its a big ceremoniy it goes for hours.

    Good luck getting a ruling from the local banjar and making it stick, they can get overturned if one person objects strongly. Too bad if you have already paid over money.

    Hi Batambule

    talk with the local in formal (don't do it alone) and always do/agree on everything in written, i had some experiences in building hotel/resort in ubud area and written agreement of any small matter always helped us when one day the previous peoples replaced with new peoples.

    Apart from the legal angle,i would seriously advise you to go to a temple when there is a ceremony.Maybe in Ubud there are rules about noiselevels,but in my village there are big loudspeakers put up on a bambu pole at each occasion that will be blaring at full force deep into the night .This at least three days before and after the proper ceremony,to get into the mood so to speak,and to enliven the cleaning up.
    A balinese friend tells me in Gianyar city it is forbidden to use loudspeakers after ten o clock at night.
    I live next to the house of a pedanda,a high priest,wich is also kind of a temple,where there is a big ceremony once a year only.That is really enough for one year.Even being slightly deaf,it hurts my ears so loud.
    Balinese(dont get me wrong,i love them dearly)seem to have a" blind" spot for noise.
