    Question NOTARY costs (Sub division of land)

    Just woke up to a mild heart attack and would welcome some advice.

    I'm in the process with my Indonesian partner of sub dividing some land in Klungkung. After paying BPN all sorts of stupid amounts for about 5 visits, I'm finally informed after 5 months by my solicitor that the Notary has decided upon the sub division fees - 11M per plot!!!
    Because of the complicated nature of the sub division (the access road is considered 3 separate plots), I have a bill of Rp. 88M !!!!!

    Anyone got any experience or advice as to the typical fees for this??
    I think this is very steep and every cost I challenge with the solicitor ends up reduced.

    its depend how much is your land costs, notary fee is 1percent from every price.even rent and buy
    means if you rent 1 bill ammount, her fee is 10mill.

    if you buy 10bil her fee is 100mill.

    So, this is what is meant by 1%? I'll try to remember, could become handy in the future...

    We are slowly being presented with an entire new side to the old (figuratively speaking) Tintin.

    A more caring, feely, emotionally side to his nature. Of course lacking any sense of patience with foolishness but I count that as a definite plus and I personally wish that it would spread more through the forum.

    Im a local chinese in bali, I dont know how they usually charge for foreigner. but all this price you can bargain. tell them please help, and in the future I will make sure all my contacts will look for you, and I will keep on coming back to you. but yes, its always 1percent when its come to rent and buy, but separating a plot, it shouldnt be that expensive.

    Sometimes I also noticed that people doesnt want to use notary for legalizing rent or buying land, just write it in a piece of paper and signed by the both parties. I never suggest that.

    My dad is a businessman, and learning from his experience even though you can legalize your land with the notary, problem might still happen, when this landlord son, or daughter even grandson, great great grandson, claiming the land is never been sold, and they have this and that proof. and sometimes, it goes to the court and if your notary is such a dumb one, they cant even protect your land.

    most of notary like to cut people's throat. I tend to look for those notary that used to work in surabaya or jakarta, they usually tend to be more responsible.

    You need a proper notary, i used one in jimbaran to obtain an over contract ruko and house. Although everything was signed by all parties the notaris recommended getting the head of the family to also approve the sale to mitigate children making any future claims.

    The other watch area is 1% and if you paid 10 0r 100k then put it down. It was suggested that a lower sale price be put to limit the cost however humans being fickle beings it will come back and haunt you.

    Pay the full amount, state the full amount but use a good notaris.

    errr. when you're talking about 1billion rupiah its easy its only 10mill notary costs, but when it came to buying land thats 50billion or even 20billion.
    I dont think you wont ask them for any bargain.
